Lamentation Of A Greedy Businessman.
The Real Estate and Housing Developers' Association Malaysia (Rehda) has denounced as impractical and unjustified the government's plan to subject developments on hill slopes with a 15 degree gradient to soil and geological studies.
"Rehda fully supports efforts and measures to strike a balance between meeting the socio-economic needs of a rapidly growing urban population and preservation of environment.
"While we share the concerns on environment protection and risks of hill slope developments due to structural impact, erosion and possible collapse, we are of the view that the proposal to subject any development on slopes with a gradient of more than 15 degrees to soil and geological studies is not practical and onerous to the industry," its president, Ng Seing Liong, said in a statement Friday.
He argued that such slopes are low-risk development areas and subjecting developments on such areas to the ruling is not justified.
"Fifteen degrees is not a practical threshold," Ng said, calling on the government to reconsider the proposal to amend the current guidelines on hill slopes developments.
He said the proposed ruling would inevitably mean more bureaucratic processes and submissions that may not critically improve the risk management for hill slope developments.
"What is required is strict compliance with existing guidelines and provisions by all parties involved, vigilant checking and monitoring by approving authorities and effective and timely enforcement against all defaulters," he said.
**** In essence what this man is saying is, "die if you must my friends but the business of building fancy houses and palaces on hillslopes must continue." How else are these greedy blokes to make millions and millions of ringgit? If given the chance, these avarice ridden lot will build on even 90% gradient hill slopes if good money can be made from it. See how nicely this sneaky businessman starts of by saying, "while we share the concerns on environment protection, BUT.." Yes, there is always that but! Of course he doesn't share or care a damn except his bank balance. And notice, he hasn't got his Datukship yet. Now that costs money or at least a palatial hillside bungalow for some VIP. But the government had to butt in and spoil all the fun.
When a disaster takes place they will conveniently point their fingers at the local council fools who would have given the approval for a measly few thousand bucks. They will probably shake their heads and say "it's a real tragedy, my condolences," and then head straight for the board meeting to decide on how and who to bribe in order to obtain the green light for the next grand hillslope villa. The authorities should tell guys like this to piss off if they start to whine too much.
